If I could give it less stars I would! These owners only care about money and not their tenants. They are very disrespectful and will not give you any notice about anything before taking everything you own and kicking you to the curb

Beautiful community! Quiet neighborhood, with lots of friendly neighbors. Beautiful new homes at an affordable price. Staff are professional, courteous and helpful. Onsite school bus pick up and drop off is so convenient. Swimming pool is a lot of fun in the summer. The lifeguards are certified and do a great job. Having them at the pool gives us peace of mind. We just renewed our lease for another year. My family and I have been here since 2015 and dont plan to go anywhere else. The location is awesome, we can walk to the Theater, Walmart, restaurants, nail salon and other shopping. As renters all of our needs and or concerns have been met quickly and efficiently . This is a great place to live with wonderful staff.

We have lived here four years. Our street is quiet and we have a good couple of neighbors. The only big issue we had was a truck setting up a trailer ran over our stone walk and busted a good bit of it. Took about three weeks to get fixed but the guy they hired was great. If the new part wasnt lighter than the old you couldnt tell we had s problem. Weve had minor issues with neighbor dog running loose. We own our home and hope to buy a new smaller one and sell ours to our son. For the most part residents keep to them selves and are quiet.

Our stay at Pleasanton hills hasnt necessarily been pleasant. We have lived here since oct. of 2017, we live also in a new 2017 home. Since we have lived here we have noticed our trim constantly coming off and it has yet to be fixed even after inspections (which are mandatory by the way). The office hours here are crazy the staff leaves by 2 or 3pm which gives people absolutely no time to discuss issues or questions people may have. When the hurricane hit panama recently, my husband who is also coast guard was sent there for quite some time to help with clean up and deliveries & as for me I was out of state as well with our family else where. When rent was late by a week during this time we were fined 100 dollars more & when explained to the office that my husband was serving in need people they did not care one bit or waive the fee. The roads are horrible in the park and the speed bumps just as bad. We have had a TERRIBLE ant infestation and have had to spent lots of our own money to terminate and replace food cause of them. Our neighbors (which have been the only good part about living here) have shared the same experiences and want to leave as well. Lastly in oct of 2018 a water pipe busted under the street coincidentally right in front of our house out of all the ones in the park. This lead to a month of construction and water outage during that time and not being able to park in our lot. We were not refunded any of our money we spent on water we bought to do what we needed in the house (toilet, dishes, cooking) we went other places to shower. It has been horrible here. Dont waste your time or money unless youre gonna live near an exit in the park, you might bust up your car in the park.Update: we have sorted most things out, we have never had a problem too much with the staff; they typically have good attitudes, however that doesnt necessarily make up for quality of living & our frustration. As for the name I was under, I did not purposely use a different one, I did not realize I was signed out but the park absolutely 100% knows who we are especially considering the water break was the biggest (& only) in the park & spoke to us during the time it happened lol. We love Lin at the office thank you!

Pleasant Hills is a quiet and beautiful community in close proximity to shopping and entertainment. It includes a well maintained pool, park and recreation hall. Perfect for family get togethers! Here the management and maintenance are professional, friendly, responsive and quick to address any issues that may arise. If youre looking for a reasonably priced place that feels like small town living , inside the city, I highly recommend checking this place out.

We have lived here almost a year and am very glad we chose this as our home. We live on a quiet street with great neighbors. We love the pool and the playground is always clean and well maintained. The staff is awesome. Seems there's always someone around to help if u need it.

I have lived at Pleasanton Hills for a very short time . I am disabled and in remission from two forms of cancer and chose to retire to Mobile, Alabama since the cost of living is much more affordable than the north east and I no longer have to contend with snow. During the three months I have lived at The Pleasanton Hills Mobile Home Park I have had my vehicle stolen from my own drive way as well as my home broken into and vandalized. The police were called on both occasions and reports filed ! When I first moved in I was quoted by the office a set amount lot rent yet when I received the paperwork to sign ,the lot rent had been raised ! I have the opportunity to move my home to my family's land and I have asked the owner/management to please work with me financially since my only source of income is social security disability. Over the course of my lifetime , I have lived in Los Angeles, Las Vegas as well as the northeast ( Rhode Island ) I have never been treated so inconsiderately as I have been here at Pleasanton Hills Mobile Home Park. It is very sad that Franklin Management and it's owner(s) value the almighty dollar over the health, safety & well being of their tenants & neighbors! I will be sure to share my experience with as many review sites as possible as well as on my daily endeavors !!!

This review is in response to the review left by Melanie Slivka, first off as a neighbor let me explain something, her car was never 'stolen' this lady was letting a homeless couple live in their shed! the office new of this and did everything in their power to take care of the problem, no matter how many times the cops were called they would keep letting them come back and stay in the shed... so guess who took the car? yeah that's right... it was also returned the same day! As far as rules go they seemed to like breaking every rule they could just to be rude to their neighbors. They would have these young teens over that had no respect for anyone! understand that all their neighbors have very young kids!! these teens would come over (one had some kind of mazda with no mufflers, one with a v6 90's model Camaro with no muffler and a new mustang with you guessed it.. no muffler) one night around 11am when everyone was asleep they sat in the middle of the road revving their engines for no reason while the mustang drivers girlfriend threw beer bottles in the neighbors yard. Please understand that the office knew all this and did all in their power to get them out of here, these people did everything they could to fight the park and stay even when the park stopped taking their rent. The office even had their own moving company try to move these people but the lady accused them of all types of stuff which in return made them not want to deal with her, multiple moving companies tried to deal with these people and it was always something with this lady and her husband. Her home was never vandalized it was all their doing! these people are down right disrespectful to everyone around them...As I'm writing this there is now a moving company that is hooking to her home now to get it out of here, understand that this is a very nice place and everyone keeps to themselves the only ones causing any type of trouble was them and now they are gone it will be back to the nice neighbor it was before. I have respect for the office staff for how they dealt with these people and all the stuff they did to try to help everyone affected by this lady and her husband

Bad management ,nice place to live for the price crime rate has been low and close to everything to eat and shop .the rules some are ridiculous they are racist and nick pick at every little think so u dont even enjoy coming home. For a good piece of minemove somewhere else before its to late

Moved in here for 915$ a month and EVERY thing wrong with this trailer BRAND new trailer and the doors wouldn't shut they screwed on the bolts on the toilet seat so tight they KEEP breaking and JUST found out the toilet in my master bathroom is freaking DUMPING UNDERNEATH the house. SO unsanitary. DISGUSTING. And there is a kid that rides a dirt bike until 9pm at freaking night keeping my kids awake and they won't do anything about it and if they did the kid STILL does it anyways. Even after the police being called JUST yesterday because this kid almost hit 2 cars AGAIN NOT the first time. I CAN say the office manager is very sweet and does as she says she will do its just to live in a place that's SO expensive and a trailer if that other tenants should have respect for other tenants AND abide by the dang rules. Just the people PUTTING ALL these trailers together ARE putting them together SO FAST NOTHING is being put together RIGHT. I just feel so dirty knowing ALL the feces and urine is dumping under my trailer .DO NOT EVER MOVE IN HERE IF YOU WANNA MOVE IN SOMEWHERE FOR ALMOST 1000 A MONTH GO FIND A DECENT HOUSE. THIS IS NOT WORTH IT IM FED UP WITH THIS PLACE AND IVE ONLY LIVED HERE FOR 3 WEEKS . ITS TUEASDAY AND MY TOILET HAS BEEN DUMPING UNDER MY HOUSE THAT I KNOW OF SINCE SUNDAY .THEY PUT PEOPLE IN NOT READY TRAILERS .
