My experience at Yes Communities.I had purchased a trailer over a year ago to be my forever home. I literally just got done completely remodeling the bathroom because of a leak in the pipes which I wasnt aware of at the time of the purchase so I spent over 3000.00 fixing up my home so I can running water again.. I didnt even get to enjoy my remolded bathroom for more than a few months before a get a random Lease Cancellation notice.I had contacted a lawyer which though I had a pretty easy case till the park Manager refused to comply with any questions she had told him I dont need to give a reason..Its really sad when you're being evicted from you're home and the park doesn't need to give a reason from tearing you from you're home.SHE STATED AT ANYTIME I DONT NEED A REASON TO LEASE CANCELLATION SOMEONE OR EVICT THEM.So a week before Thanksgiving I was asked to leave because my lease was being cancelled, While I still have to pay rent till my place is sold and find a new place to live with barly any money because I'm still paying rent with Yes Communities.I went from owning my own home to being Homeless right before Thanksgiving and Christmas and she always did it right before the Dec 1st deadline.The deadline stats you cant kick someone out of their home after dec 1st because of sever cold weather conditions.. So I got my notice about a week before Dec 1st covering her self but Definitely making sure I'd be out in the Cold for the Holidays.I had also explained to the Park Manger I'm a disabled woman man which she knew before renting to me but that didnt matter to them Disabled or not Homeless or not they dont care.Hontesly for the sake of you're family and knowing you'll have a forever home to live in Dont Rent or Buy from Yes Communities. Because at anytime they can cancel you're lease which forces you to have to sell you're home that is paid for and then you're back to square 1 trying to find a place to live and keeping a float paying 2 rents.

Been living in Terrace Heights now 12 years. When first started living up here it was not well maintained. Lets say it looked like it was falling apart but it wasn't trashy like people visualize trailor courts to be. But the best thing then was it was a community it was family. From the top with your park manager being understanding and helpful no all neighbors being a friend and leading a hand. 12 years later different owner or big wigs, different park manager. And a bunch of lies they preach we are a community, but if were all a community from the top of the business to the bottom with the home owners them were all family. Lies there cut throat they turn there back on there home owners now get threats for 10 cents missing from rent YES 10 cents. You try to talk to ur park manager and it doesn't matter u got problem call there 1800 number blah blah that gets no where either. There is no give anymore no understanding no care. And you thorough the fact of lot rent getting closer and closer to 500 a month when land does not cost as much as they are making off everyone up there which is baffling sorry this is opinion not a fact its not home owners jobs to be helping or paying for them to put new homes in the park that's what it seems like they do. In a nut shell once was a great community just needed work done to it. New owners and management some work got done looks better but everything else is gone no care , no community, no family, just feels like one great big conglomerate lie. It's a 2.5 stars at best anymore. But time changes things don't mean things can't or will or won't change. But remember community's are democracy everything is by WE THE PEOPLE. Not WE THE BUSINESS. No 1-800 number please it does nothing peaceful democracy a community coming together is the only way the wrongs will ever be stopped. And to anyone who says why stay there move NO this is my home my only home I work tell my hands are raw from working on my home my two children out raised in this home. Just like our Country does i don't walk away from my home i stand up and i protect my home. Thank you, And remember be good to one another we all only get one shot at this thing we call a life.

Lived here for 20yrs and new management 'YES' Company is the worst!! I'm 100% disabled and was told that if I didn't have my lawn mowed they would 'FORSE MOW MY YARD AND CHARGE ME $100 TO MOW IT!!! Lawn wasn't even long!!! DON'T MOVE HERE!!!

I've lived here for 20yr. It's ok living here if yah like $420 lot rent! Maintenance men are the greatest!! Gettin too expensive ta live here!!! Gave me an eviction letter even when my rent has always been paid every month for 20yrs. now!! Don't move here unless yah want to be miserable and very expensive!!!

I use to live there,they had a good management, low lot rent with water and garbage included, I know people who live there now, lot rent is outrageous and changes every month. The manager is terrible. It's the highest lot rent in Dubuque and surrounding areas,probably the reason you see so many empty lots,people are pulling their mobile homes out.
