If I could rate 0 stars, I would! I've lived here since June of 2012, and had 0 problems until new owners showed up in January of 2019, followed by their poor management team (who were once residents, then promoted to maintenance, now managers). It has been downhill for myself and so many others ever since. The landlords and "management" are unprofessional. They've shown us harassment, discrimination, and greed! They constantly use illegal and unfair business practices. Examples include, charging excessive fees that residents did not agree to, allowing one race to do things that they've told another race they could not do, stereotyping certain individuals, refusing to rent to individuals because of the amount of kids they have and then allowing the individuals they favor to rent with if not equal, then more kids. They ride in front of our mobile homes daily (throughout the entire day and outside of regular business hours), charging residents different fees for the same lot space, using the Justice of the Peace (who their "management" has ties to) for evictions, and going up on lot rent fees without required notice, just to name a few. I would not allow my pet bird (if I had one) to rent from these people, and it does not help that they own several communities in the surrounding areas as well. So, if you can afford to purchase your own land, my suggestion would be to do so. You never know if/when they'll purchase the community you're currently living at. My other suggestion would be to make sure your lease is recorded with the details of what you would like to see happen in the even the property is sold to someone else while you are still living there. I would not want you to end up like me, fighting my 2nd eviction attempt in court for Non-renewal of Lease, AKA "NOTHING", (because they have nothing else)!
