I have lived here for going on 3 years we had no problems. In November of this year 2020 new tenants moved in next door. We have had nothing but problems. I have the State Troopers and the Niagara County Sheriff's here and the front office dose nothing to change the problems. My 72 year old was threatened and my husband was threatened, my brother was threatened with a baseball bat,and yet they do nothing to change all the issues. My 2 granddaughter got hurt and yet I look forward to nothing more to happening out of all this. I have had several friends and family ask how it is to live here....and I clearly let them know that The Property Manager dose absolutely nothing, I have called numerous times,ELS dose nothing at all either,and the CEO is no Its a dame shame

It's awesome. The people I meet over here they are also friendly, kind, generous, mannerly and thoughtful. This neighborhood is quiet and clean people are respectful of others. You can find this in all the neighborhoods in Lockport trust me. I've lived in three different place in the last 14 years. The Woodland Community is actually my third home and it has been the best so far. I am not disappointed buying my house over here it is really quite appealing over here. It's a peaceful setting a wonderful neighborhood to raise a family.

We have lived here since mid Fall of last year. We were lied to about the quality of these homes. We hear our neighbors fight on a daily basis...WORD FOR WORD.... When were finally got our cable turned on.. When it's supposed to be included in rent, we've had billing issues ever since.I've fought with Spectrum and Woodlands and gave up. So I have told Woodlands I'll take my cable cost off the rent which is a whopping $67/month. Not realizing, I have been paying couple months of rent in full. This month, I deduct those months and now they want receipts the cable bill was paid!!!! What!!???She tacked on $400 instead! Why do I have provide that verification... The bill is in MY NAME... This place is ridiculous... With no customer service!Poorly built homes even if it is brand new!

I have lived here 20 years. Gets worse every year! Lot rent goes up every year. If you are on social security and you get your payment after the 10th expect an eviction notice! (Just got one yesterday). Potholes all over the roads. Its 7:00 on a Tuesday morning and theres 5 inches of snow...the roads have yet to be plowed. Definitely looking to move out of here!

Moved in with sick relative. Not impressed. Everything is run down. Definitely a fixer upper unless you buy new. Lot rents are outrageous. Don't leave your car unlocked either. If the park did some tree work it would be great.

I live here, and I love the neighbors in the community, the community center too. Just wish the kid's park had a small pool or something for us to cool off in. Their restrictions are pretty strict too on what you can and can't do in the community.

WE HAVE A PERSON WHO IS CONSTANTLY PLAYING LOUD MUSIC. IT IS COMING FROM HIS YARD.I CAN HEAR IT IN MY HOME WITH MY DOORS AND WINDOWS CLOSED, AND I LIVE ON THE NEXT STREET OVER.I HAVE GONE TO THE MAIN OFFICE AND COMPLAINED 3 TIMES . I WAS TOLD THEY WOULD TALK TO THE PERSON, AND I WAS TOLD TO CALL THE POLICE.. I CALLED THE POLICE AND THEY TOLD ME TO TALK TO THE MANAGEMENT. SO NO ONE WANTS TO TELL THIS PERSON TO TURN HIS MUSIC DOWN, YET IT'S IN THE LEASE, NO LOUD MUSIC. WHAT A JOKE. AND THIS HAS BEEN GOING ON SINCE LAST SUMMER.I DON'T WANT TO BE TOLD TO TALK TO MANAGEMENT AGAIN. I WANT MANAGEMENT TO TALK TO THIS GUY AND TELL HIM TO TURN THAT NOISE DOWN OR KICK HIM OUT. WHY SHOULD I AND THE REST OF THE HOMEOWNERS WHO LIVE AROUND THIS GUY HAVE TO PUT UP WITH HIS NOISE WHEN IT'S IN THE LEASE? ANOTHER JOKE. MANAGEMENT DOES NOTHING TO ENFORCE THAT LEASE.

I suppose you get what you pay for when it comes to living in The Woodlands. I've lived here for at least 10 years of my life, and hated pretty much every second of it. The houses are too close together, the yards are extremely small, not great for pets and children. During the winter they do an awful job of plowing the roads. When I lived here, I had to walk nearly a mile to my bus stop to get to school, and would constantly slip on the ice. They do a lousy job making the streets walkable for people during the winter.

Lived here for 33 yrs first single wide now a manufactured home and the property we had to do our own landscaping grass and topsoil , then the other lows come in and tore it all up thats Oky because they are trying to sell one across the street wait till the people see the mess cause I am leaving it every winter they destroy my lawn , I am not cleaning up there mess , and lot rent goes up every month . Now limited to garbage out take , if I wasnt almost paid off I would move

Well twenty years ago we moved in on garden wood this was when the park was being built. Our lot rent was 175.00 per month and at that time we thought it was fairly ok for the price of a small lot. I couldnt move into a place like this reading the reviews. We had a fantastic double wide on garden wood with a fireplace and it was a beautiful home at the time. I would have to be insane to purchase a house for what they charge for lot rent. 5 years later we moved on old Beattie road and had a great house with a basement nice patio yard nobody benind us nobody across the street just a corn field as it is still there today. People who are paying 550.00 a month for lot rent must be nuts. Between lot rent and the home/ trailer you could get a beautiful house and pay a lot less money Remember lot RENT is lot rent and you never get that money back its like giving it away for nothing in return. Best to find a new place now before the rent goes any higher or you may be stuck with it because nobody will want to pay that kind of rent. We now live in Florida and we only pay 2,400.00 in taxes on our beautiful home. PEOPLE DO THE MATH. 6.000.00 per year and If it keeps going up you may NEVER get the chance to move out. Personally I would never pay rent for a lot especially 6K for a 50 by 80 lot. For the people who want to move GOOD LUCK AND GOD BLESS.

My husband and i tried to purchase a home in this park. We were buying it outright with cash and were unable to do so because the park staff denied our application due to credit. We are a married couple in our late 20's working on building our credit the smart way. No criminal history and my husband is a Massage Therapist with steady income. We have never missed a bill payment and chose the park as it seemed safe and clean which is what we needed for our toddler. Credit should not have been an issue when buying the home outright so we feel as though the park simply didn't want us there. Even with this treatment i would still admit that it seems like a nice place to live as far as trailer parks go.

Roads are horrible. They only fix certain areas at a time meanwhile 3 feet away there is a huge pot hole just getting bigger. The lot rent is way too high. You really don't get much for it. The office staff has changed once again and they are not friendly at all. I love my home and neighbors, that's the only reason why I stay here. The park is turning into a dumpy place, sorry but true.

If I had the means and $$, I would have been out of here long time ago!!! The park does NOTHING for its 'tenants'!! I have no water AGAIN and no one is willing to help. I was told I would have to wait until Monday a.m. First noticed this when I went to make coffee Saturday morning. AND I HAVE TO WAIT UNTIL MONDAY???!!!! Stay away from here unless you are a plumber, electrician or overall a HANDYMAN!!! And you have to sign a lease every year.

There seems to be disconnect between residents and the park. I was told yesterday nicely to cut my grass. I said sure no problem. My papartner works construction and will be cut this weekend. My turn. Please fix road on Ridgewood drive. The roads have some deep potholes. Filling it with patch is temporary. 500 a month I don't think I should have to navigate around potholes

It's hard to review a housing development. But this generally seemed like a nice neighborhood of manufactured homes. Some homes were nicer than others, which is true everywhere you go. It surprised me that some even had pools.

Rent is close to $600 for a plot of land they don't even maintain. Snow plowing is frugle at best. They don't maintain the roads. Many pot holes, flooding issues, ext. They go out of there way to go after certain people for minor repairs while others have trash all over there yard. The 2 or 3 parks they have for children are not properly maintained either. For the amount of money spent already want to leave.

Bought a double manufactured from a private sale, not from the park, a little over 5 years ago. I'm not sure how many times the property has changed hands but I do know ' the high standards of living ' have gone down so much and it seems like the lot Rent just keeps going up. The playgrounds are falling apart , the roads are crumbling and water lines underneath must not be in much better condition either, since they shut off the water supply every couple of months for 'repairs' WITHOUT warning . (It sucks if you happen to be in the shower with shampoo in your hair)... We were a young couple with 2 Small children , we were so excited when we bought the house. This seemed like the perfect starter home & community for us . Starter is definitely is the key word. It truly saddens me to think about moving, if it weren't for the fantastic neighbors we would probably already have sold. It's apparent by all of the for sale signs going up that many others are ready to go as well. I wish that they would make more of an effort to improve the quality of living. Small things like Repairing /replacing the play grounds would be awesome. Its Ridiculous to have to pack up the kids and drive to another playground when we have one that is a 5 min stroll from home. Oh and if they would replace the keys to the big mailboxes so that we don't have to drive to the post office with an orange slip to pick up packages. Seems like petty things but for how much the lot Rent has risen in the last 5 years it would be nice to see some effort on their part .

I moved here in 2003 and it was a nice quiet neighborhood then. Now I deal with inconsiderate neighbors with their loud mouths, loud music and fires until 1am in the morning. No one wants to hear their bs and I honestly don't think they care. I work 12 hours a day and I should be able to come home to a nice and peaceful evening. Management does nothing except try and charge you for water you didnt use. The roads are crappy and it floods here. I can't wait to get out of here when I have the opportunity, hopefully next year. Don't move here. I'm taking my money and buying a house even if I have to fix the darn thing up.
