Lived here for 2 1/2 years. Management and maintenance have been great. No riff raff. Convenient location, and the office can even assist with financing if you choose to buy (like we did). We are moving to Oaks of Atlantic Beach, another yes property, in Florida. I can only hope that they are as well-run as Shiloh Pines.

I have lived here for over 42 years 16 of that in a home I bought through the community. In the past few years I have seen Mr.Matthew and his team make this a much better place to live. Everyone in the office is very friendly and professional. If I ever have any kind of a problem the solve it fast and efficiently. I would definitely recommend my community to anyone looking for a place to live!!!!

Super easy place to get into if you don't have the most perfect record. But they are strict on rent being on time. In the end if there is a legit reason for you needing it to be late they are always helpful.

Feel like it's a little overpriced. Nice enough trailors but maintenance was understaffed so getting things fixed took a bit. Not the safest. Had some guns go off and some fights in the area but not an all the time thing. Management and office staff are nice. The pool and the playground area are amaizng. It's an ok place to live

I live here now........I have never had any issues always pay my rent on time been here almost a year.......pay $1,000 every month faithfully drafted out of my account. I wouldnt recommend it to anyone because my husband was hospitalized on Tuesday I called talked to the lady in the office Phyillis? Explained to her my husband has been hospitalized we dont know when he is getting out can we get an extension on our rent. She replied I will talk to Mathew and I will give you a call back. She didnt really sound concerned but I gave her a day or 2, she never called back so I called back today no answer, finally someone answers I ask to speak to her they put me to voicemail. I hang up call again no answer I literally called over 10 times still no answer. When my lease is up we will definitely be relocating. Thank God I was able to get a loan from family to put with my to pay the rent, otherwise I know they would have tried to evict us. But this is how they treat they loyal customers,By the way we my husband is still in the hospital. But God is going to make a way out of no way just like he did for us to pay rent.

I am relatively new to Shiloh Pines. I must say the entire leasing experience was easy and they answer my million questions I had. We had some things for maintenance to see to, but they have made sure to correct anything we have come across faster than other places I have stayed. Everything was addressed within 24-48 hours. The office staff are pretty amazing (shout out to Phyllis and LaQuinta) and make sure we feel welcome when we come in. These ladies see a hundred different faces a day and still manage to keep everyone straight.I do like the trailer we are in. It has new flooring and fresh paint and the deck has a fresh paint job. I have driven around the park and noticed it is very clean and there are improvements being made. There are some new basketball goals and a new liner in the pool we are excited to see when they have their party. The grass is always well maintained and pets are welcome. Everyone seems to work together to make sure everything stays clean.I must say we moved in knowing we may leave within a year as we are looking to buy a house soon. I want to point out that most places will require you to find a new tenant or cover the entire lease to move. Although this park does require some fees to cover their costs for you vacating early, it is not as extreme as other places we looked at. The main thing you have to do is communicate with the office. Matt is very understanding and willing to work through any issues or anything that may come up. People go through hard times and this place understands that. If we were not in the position to buy a house, this would be a place we would enjoy living at. The atmosphere is nice, most of the residents are pretty friendly and will smile and wave, and it is a safe place to be outside with the kiddos playing basketball or swimming or enjoying a nice walk. I would definitely recommend this place to anyone looking to rent.

My daughters live here. It's been a good place for them. There have been a couple of scary moments in the beginning, but changes were implemented and it is much safer now. There isn't much turnover in regards to residents which, for my girls, is a good thing. Nice, semi quiet, not the cheapest but definitely a good place to live.

I just recently moved here about 3 weeks ago. So far I love it. It's very quiet and peaceful. It's directly across the street from 2 city bus stops so that's very handy. Only issue has been some delay with maintenance not fixing a couple of issue promptly.

They raise your rent every month. You will never pay what you are told in the beginning. You will have to pay for service they provide or they say they will pay for. I would not recommend moving here.

Shiloh Pines in Tyler, Texas is an awesome place to live!! Great Community, great staff and Matthew is a wonderful new manager. Raised my two (now college students) from early school days and have just not seen a reason to leave...just that simple. I'd give em 6 stars if I could.

This place is ridiculous, they tell you they care and want to make it a family living but it's a bunch of bs. They have rules that make no sense, the staff there are very sensitive and get there feelings hurt real quick. They charge you for things that they even be doing and then when you say something about it it takes time to change it or they dont change it at all or they just simply forget and all of the sudden it's your fault. So no I dont recommend this place to anyone unless you want to feel like your living in prison and paying 1300 for it. Not only that my sisters boyfriend had tools and other things stolen from his truck so when they say it's a nice community it's also a lie.

It is a money pit. Shared water bill and line. If there is a backup in the lines get ready for sewage coming up from your tub drain or your toilet overflows and your carpets are drenched. When I was there management was corrupt, don't know about now. And they had an illegal dump in the back. Hate that place.

Not a good experience. They don't fix nothing. They run it , took us 6 months to get our screen door replaced , and if u do ur own yard the Mexicans they have doing the lawn care puts down that they mowed ur yard n u get charged for it.. My rent is supposed to be 1050 a month but have been paying almost. 1200 a month. My wife referee a friend to move out here n they was supposed to pay her for having someone move out here n that never happened... I would not recommend anyone move out here but if u like paying too much for nothing then its the place for u then. They want way to much for their trailers and they are not worth..

They keep raising the rent but the play ground is closed (has been for months) and the pool was closed half the summer because it cut up kids feet. They must need the money to fix all the water breaks in their aging system.... you know that should have been upgraded before they started cramming 100 more trailers in here a couple years ago.

the office staff are down to earth so far haven't had any problems except with the maintenance crew I've lived here for a few months but i just moved in last month now that i'm starting to use the appliance's and really looking around it's a really messed up home the cabinets are gross my daughter sat against a wall and it made little butt prints I turned on a light and the switch started to sink just alittle the toilets are constantly getting clogged one of the toilets started to fall in yes fall in as in sink and the other one seems like the toilet is leaning to oneside the kitchen is ok with all the cabinet space but the dishwasher was broken and they blamed me (not the office staff the maintenance people)...but these grounds are really pretty..being child friendly is the best part

I have now been a member of Yes Communities at Shiloh Pines for almost three years. The experience has been fantastic! The children of the neighborhood come together and clean the park. The community enjoys the summer days together in the pool area, often enjoying hot dogs and soft drinks. The crime rate is extremely low, providing a safe place for my family. Quite honestly, there is no where else I would rather be. I will not say that there have been no hurdles at all in three years. However, Ms. LaQuinta, at the office, is always quite courteous and always provides responsive resolution to any and all of her tenants concerns!

My girlfriend and I moved into Shiloh Pines in 2016. As of now we have been here for almost 2 years. This is our experience at Shiloh Pines.-Management internal to the office changes every 3 to 6 months, so there is little to no consistency.-They look at your lawn every Tuesday morning, if your lawn isn't freshly mowed(with in a day or two) they will mow your lawn and add $10/week for each week that they mow your lawn on to your rent for the month. That alone isn't exactly a big deal, but it means we can't exactly go out of town for the weekend without getting an extra $10 added to our rent. (I have a class I can't miss on Mondays, so I don't get home for the day until 9 pm.)I tried mowing on a Friday one week to go out of town, but my lawn grew from rain over the weekend and they still mowed my lawn and charged me $10 the following Tuesday.-My frustration is compounded by the fact that my neighbor hasn't even attempted to mow their lawn this spring, and the mowers at Shiloh Pines haven't mowed their lawn either.-I have complained to the office about this last year, but because management in the office changes so often they always treat it like a first time complaint...-You sign a 1 year contract when you move in, in that contract it states that managment is required to inform you of rent increases, and that you must resign a contract at the end of your 1 year term. If you do not sign the contract, you are subject to month-to-month rent prices.-My girlfriend keeps all of the invoices we receive from managment, we have every single one...except for the one that informed us of the price increase for our rent. Their methods of delivering the invoice hasn't changed since we moved in. So, it's a little more than strange that we never got that one invoice. When I went to the office about it, their records state that the invoice was confirmed as issued and delivered to us. So look at that? We can't take them to court over the issue.-They never contacted us about resigning our contract, so we never went to office to resign, but are still somehow in another year long contract. They neglected to clarify that until we were under the new contract and were locked in until 60 days before that contracted ends to be able to say we want to leave.-Maintenance does nothing. We have called about an issue with our toliet, it took maintenance 3 weeks after the call to come check it. They didn't do anything when they came. All the while our toilet was using more water than it should, and we had a higher water bill that month. I ended up fixing the issue myself. -Our cul-de-sac once went an evening without water. We called the emergency maintenance number twice an hour apart. No one ever answered, and no one ever followed up after the fact either.Come to find out the City had turned off the supply to finish some maintenance, the city informed Shiloh Pines that water for some homes had to be shut off for a few hours.The management office said themselves that they had been informed by the city, but actively chose not to inform the residents they are responsible for, because there wasn't 'enough time'. Meanwhile we went 3 hours without water to our house from the time we discovered that our water was off and the time it came back on.I learned this because I called the office after hours and left a message after maintenance never returned my call. The office did return my call the next day.-Management does little to nothing to ensure the safety of its residents. They say that they are on the grounds often, but I rarely see them driving/walking around.-It's hard to look at these issues and see them all as isolated incidents, but my neighbor has been here for 9 years and told me its always been like this.-It's obvious to me that Yes! Communities and Shiloh Pines care more about their outward image and filling homes than they do about the residents once they move in.
