I loved my experience here when I was 4-7 years old it was so clean and awesome to live here and the outside was so amazing but now that I'm 13 in the middle I might live here with my family again. Overall this is a good place to live since I have good memories here and some places are from walking distance. The outside areas were so quiet you can read a book on the outside with the wilderness with no harm. 10/10

I was working with Lindsay throughout most of my application process. She was very quick to respond to any questions I had. I may not of gotten into the original home that i wanted which was not her fault, but she helped me get into another one which in my opion was a better option. Very polite, knowledgeable and worked with me the best way she could. Had a great experience, thanks to her.

It only took 4 to 6 weeks to get the minor repairs needed done, like our toilet that's been running and driving up our water bill about $20. I bet they won't pay us back for that .I'm sorry but $20 is $20. Other than that I have no problems

Lindsey, The lady working in the front office has beyond the worst costumer service Ive ever experienced. Not only through the phone but even In person. She has no shame. As new guests wanting to explore our options to make business with south lake, its been horrifying. She doesnt explain anything , or at least tries to help us understand the process of the application. I can direct new people with outstanding customer service your way, if necessary. Very disappointed with my visit and experience.

Me and my family lived here about 3 years ago, we stayed for about a year. We had a vary good stay with them, always had good interactions with the staff, and never any problems, had a few issues with the home we stayed in, but the maintenance men help us work thru them in a timely manner. Just the past week I ordered something online and I did not update my address on this web site, so it sent it to the home I lived in at South fork, thinking I would not ever see my package, I was just going to reorder the package with our updated address, but the new tenant in our old home gave it to the South fork staff and then the staff emailed me letting me know they had the package and to come by to pick it up. Vary thankful for the help from the tenant and staff at South fork. Thanks!

We have been here since 2012. We love it here. I am glad they are taking care of the excess cars. If you don't ave a sticker for your car, it will get towed and you are allowed 3 cars per property. If you can't abide by the rules, then this is probably not the place for you.

I grew up in this park back in the 90s and planned to take my kids here to raise them as I was in a nice little country setting. The place has changed so much since. Trailers look pretty bad and it looks a lot dirtier than I could remember. Theres no more fields around the park, nothing but a concrete jungle. Some things should be left as they were. It broke my heart to see how such a lovely place lost its beauty.

This place looks very drab and shabby. It used to be a very nice mobile home park, but not anymore. They are seriously in need of some upgrades. Some of the homes there need a lot of care.

It is a mobil home site in a beautiful natural setting: 2 ponds with wild ducks and other water birds; a little island with a gazebo connected with a little cute bridge, alleys lined up with flowering pear trees that are in full bloom right now, creative personal little gardens around each mobile home, friendly people, never heard police present at that site, so it must be pretty safe. It's neat that each alley is named after characters and places in the Dallas sitcom. I had a nice walk and got great pics.

Great place and the pond is great for doing excercise. There is a gym next to the office which is wonderful.Edit: kinda sucks that the gym is now closed early in the morning,around 6:30 and opens late, since i have school i like to wait and workout in there.

My friend lives here. The mobile park looks really nice & quiet. It has a pond where ducks live. (Really pretty). Although, I don't like that her & her husband had to have a security camera installed around her home because kids & a few adults were constantly coming to her porch to steal plants, cushions from their lawn furniture, tools, etc. We don't like thieves. Also anytime anyone comes to visit our car has to be registered at the office or you will be faced with the possibility of it getting towed. I think this is crazy. I thought only apartments required that visitor passes. Seems like if you want to live here, it's best to ask questions about anything you might need permission for in the future.

Should make it easier to locate owner to owner sells and not just drive around, its complicated to get around in there, but its very nice and tons of homes. Ponds need cleaning tho they smell bad. Oh staff is awesome very friendly.

Loved how we got to cook our own steaks. Drinks for good but Margarita themed water down. The band was amazing and we would definitely follow them for the next show. Bouncers do have a bit of an ego trip going on.

I've lived at Southfork for almost 6 years. I paid my rent every month, enjoyed the walking ponds, and staff who helped me maintain my home. It's very similar to living in an apartment complex, there are some expectations that you have to keep things up to code, but you don't ruffle anyone's feathers as long as you keep your house looking nice and cars parked properly and you don't get hassled. I enjoyed all my neighbors and the community which was a constant encouragement and help whenever I was working on my house.

Yes Communities is a greedy and disgusting excuse of a company. They jump the lot rent up every year more and more. This HELLHOLE is not worth half of what they charge in lot rent. Not to mention they changed their rent policy up but did not give 30 day notice as law requires. They DO NOT care about their residents! The pond smells like sewage and looks disgusting most the year. If it looks nice thats a sign that corporate is coming out soon. If you are fine with being a victim of crime then this hellhole park maybe perfect for you. Parking and over crowded roads are a serious problem here. Just drive through the park in the evening and you will see cars lining each side of the street on most of the streets. The parks solution was to require parking permits which did not help at all. I could go on and on ranting about this place. Bottom line is do not move here.

This place is nothing but a hell hole that entraps low income people to suffer through abysmal, infuriating conditions. Another obviously non-biased review under the name 'Quality Control' whom only has another review for another Yes! Communities location spoke about 'if you don't understand then maybe you need to go somewhere else' while praising this greedy community. Look at the mass majority of bad reviews that speak of the similar complaints and you will find that this place is terrible to reside in. 'Please don't go by what you read' they say. No, not only do your research but come drive through the park and you will find trashy conditions. Disrespectful mothers that park themselves on people's yards and up against their homes without permission when elementary school is released, toilets in yards, a very hospitable towing sign that's recurring everywhere, and yet still the current issue with cars obstructing the road still stands. If you do live here, you'll also find that there's disrespectful little delinquents that could disrupt your attempt at peace in your home, and that the park doesn't care. After all, they are getting your money, so why bother? You'll find that the park will pick and choose when to enforce their policies, leaving the real problems neglected and their petty idea of an issue that YOU might have to be enforced.I could continue on but anyone with a choice, who searches Google for their next neighborhood should see these reviews would see that there is an ISSUE in this park. It's not just an unhappy resident that's stomping their feet because they didn't get their way, it's many residents who put up with their BS and want to speak their mind.

I had a turn of bad luck and was fighting to overcome it when my only vehicle was towed to a town about 45 miles from home. Everyone I knew worked past five and the Towing company wouldnt stay past five to wait for me. I had to wait for the next day and try to find a way to get my vehicle. I went up to Southforks office and talk to Eileen and Claudia who were very busy working. I didnt expect for them to help me. I was hoping to find someone who wasnt busy to help me out. I became frantic when I realized I might not find a ride and the Towing company was charging me for fees I cannot afford as it was. God answered my prayer Eileen and Claudia pulled up Uber and paid for me to be taken to my vehicle . They are a blessing to the company and I am so thankful for the kindness they gave me.
