I have no complaints, it's a nice neighborhood with lots of families the place is located in a nice area. Lindsay, Brandon & Sarah are great and all the maintenance men are all top-notch they're great people to work with.

Can I make a negative star review?This is the worst place ever! The lady that runs this place and her husband that do maintenance are terrible heartless people! The place is over run with stray cats, drug dealers, drug overdoses and crazy people! Do NOT ever live here!!!! They will not allow you to do yearly leases, only month to month or rent to own, but you have to stay here for seven years!! This place is a joke and they will not give you the phone number to the management company that runs the place if you have an issue with the office, but they will give you an email address that goes back to the lady at the office here, so your issues never get resolved!! Run as fast as you can away from this place, unless you want to pay for well water that is so bad you don't even give it to your dogs or if you want to have crazy people and drug dealers for neighbors...if so, this place is for you!

I moved in here years ago and then it was sold, then sold again and under new management. Since I left in 2016 there have been drug busts, they dont do background checks anymore, rent to anyone and the place has gone down hill big time! This was my favorite home, and I was very sad to sell and leave, but I couldnt raise me daughter here!

I have met many great people who live in this beautiful community. I suggest going to the Spring fed Lake to see the pair of Swans! Swimming, fishing and barbuequ grills are available for your enjoyment. The staff in the Office are friendly and always able to answer your questions. I am very happy to have found a home at Child Lake Estates!!!!

We own our manufactured home, we rent the lot and pay for nasty water and it is now over 600 dollars a month! 628 a month for lot and water and I have to mow the lot myself? Wow- what are you doing for the money no gym here , no pool here.

Water as bad and Horrible as the management.. the first interaction with the manager was her asking if I wanted to fight.. I wouldn't make my worst enemy live here. In the winter they don't even salt the roads..

Pitbulls when they are not allowed. Vehicle on blocks. Water bill now added to rent and the bill was received only 5 days before due. People who don't have money for rent and water at the same time will now have to pay$50 late fee instead of $15 to the water company. Sounds like strong arming to me.

I grew up in this park. I still have lots of friends and family in this park. I would love to see it restored to its former glory. The management used to make people keep up their yards, skirting, ect. They have let a lot of things go. And crime is on the rise as well. Would love to know that my loved ones are in a safe area here. Please step it up.

Good until we tried to use the AC in the place we are renting. Constant 90 degrees inside no matter how we have the fans and they still havent come back to look at it. Its been over a week. They also said we cant have someone else look at it cuz were renting. Service is awful, place is cheap though. Idk how they get any good reviews tbh. The wash machine didnt work either and it literally took them months to figure out whats up, once again we werent able to just get someone that can fix it ourselves.

Very displeased with this place.Moved into a 4yr mobile home supplied by this company only to find they not only did not paint or change the locks from the previous tenant, But when I moved in the kitchen sink was broken, one toilet was broken, and extremely racist remarks were written on the wall (not directed towards me, I'm guessing the previous tenant wrote them). I overlooked all that and fixed it all myself after several neighbors told me it's almost impossible to get them to fix anything and calling them was a waste of time... Only to discover the entire property was infested with fleas and bedbugs. I spent over $950.00 on professional exterminators only to continue to be bit by fleas and bedbugs and have one exterminator tell me 'this is the worst infestation I've seen in a very long time'. I moved out after 4 separate exterminators couldn't get the problem under control. They also charge you $50+ a month for water you shouldn't even give to your fish. Let alone drink. Milford police are CONSTANTLY in and out of this property arresting people. I paid for a background check to move there, Yet the sex offender registry shows there are 3 sex offenders living in this community. I literally would rather live in my car than move back to this property. I wouldn't recommend this place to my worst enemy.

I have lived here for 5+ years and its been nothing but problems. I bought a home from them, within a week, the stairs on each side of the home had crumbled away (they replaced one set of stairs) the plumbing and some electrical started to go bad (which i replaced myself). Now that im trying to move out, they have decided that I have to paint the house and will not approve a sale to someone for that home without it re-painted. So now, in the midst of looking for a home, looking for a buyer for my current home i have to find someone to paint my house which will cost over 1000$, oh and I have 6 days to do it. Seems legit.

I have lived here for over 17 years. When they original owner passed, we saw a lot of changes in management. I seldom have issues and if you follow the park rules, you shouldn't either. I have never had any major issues with the water. It is well water and you can tell, but I grew up on well water. Not a big deal. I will be moving soon because I am moving into a house. This park/community may not be the all-time best to live in but it is a very nice park and FAR from the worst park. If that's what you're looking for, go to South Lyon Woods.Update... Within the last year, the park has REALLY gone downhill. As of October, I never had any issues with the water. It is well water, not city. If you don't like it, get a water softener. The water itself is not expensive. It's the $19 'debt charge' they add on every month! Be very careful when you try to move out! The park has first right to refusal. You need to let them do a walk-through and make an offer if they choose to. You may have to keep bugging them to get the offer or refusal to purchase. If they do make an offer, you can choose to refuse it. I had put in my 30 day notice and it took them another month after the walk-through to get me a decision! Once I did find a buyer and let them know, along with the fact the buyer was planning to move the home, they gave me a hard time and told me again they had first right of refusal. They already did!!! This was in January. They still tried to bill me for February rent, even though I no longer owned the home. I have yet to see my security deposit returned and they have still not deposited my last check for the January water bill (charged in February). I get no response when I try to contact them.And as far as 'pit bulls...' No, they are not supposed to be allowed in the park, along with a handful of other breeds. I was told once that my dog looked like a pit bull and she had no bully breed in her. Do not assume by looks that a dog is a 'pit bull' and even if it is, as long as it's properly trained there is not a damn thing wrong with it! If the dog is not physically bothering you (or anyone else), then don't worry about it.

I've rented here for about 3 years. They raise the rent every time you resign and now in the MIDDLE of my lease they raised it again, another 40 bucks and have not given me a reason why. I'm never late I don't cause problems, I do everything I'm supposed to and they keep raising the price. They water is so gross, you can't cook with it and literally everything my daughter owns is stained. Oh and good luck getting maintenance to come out and fix anything you've been asking them to fix for a while.

I currently live here. I love the neighbors I have. But everything else can go. My furnace went out again. We call the 'emergency' line because we need it fixed fast I have kids. And no one answered nothing. The rent is way to high for such a poorly made house. I am in the process of searching for a new home. I don't want to live here anymore. Plus anytime you call up to the office they are always rude and try to argue with you. Ugh

I have lived here for 5 yrs. and I love my home. I have seen people who don't give a s*** about their kids their yard. I had to have a back ground check when I moved in. My neighbor has a tether not sure why. I live by 2 pit bulls and I'm not a hater I actually like them. The stupid yapping Pomeranians are more dangerous. People this is a place we live. Take care of it. It's not the parks problem you can't pay your rent.( although I think it's to high) my point is we all live here let's take care of it. I like living here and have never had a problem with management.

We had an appointment to look at a mobile home with this place and when we arrived they had just sold the place to a couple who just walked in!!! Isn't it supposed to be the appointment holds precedence?? NO NOT WITH THIS PLACE!!! Like the first review...STAY AWAY FROM THIS PLACE!!! They do not keep their word!! Was never told anything about first come first serve or that there were 4 other showings, especially when 9am was the only time this person was willing to show their mobile home. And I had just set this up the night before and just before they closed! So how could any of this been true-four other showings and first come first serve!! We had cash!!! OH WELL BETTER BUSINESS BUREAU NEXT!!!!

I live here now and things used to be great about 3-4 years ago, but ever since the regular management was fired (or quit, no one ever found out about what happened) there was new staff hired and things have went downhill fast. they've started renting homes and not giving the residents who are buying their homes the option to do so if they wanted to. the renting scenario is bringing in blacks & mexicans for the most part. ever since new management there's been more evictions since they're strict on lot rent (which seems to be increasing every couple months) and many car break ins. my car has been broken into twice in the past year or so and all the management at the office had to say was to 'lock your doors next time and it won't happen'. All in all, it isn't the WORST place to live, but there's definitely better.

Lived here for 7 years and have a current mortgage. Working my tail off to find a new home with no neighbors and plenty of room! Currently I am writing this review because I just had surgery on my bladder, they removed cancer around the size of a quarter. Funny thing is the water is not safe to drink. I believe the water is the culprit. Management was so kind to me that upon arriving home after surgery they placed an eviction notice on my door telling me to move out by August 31, 2016. Think its time to open up an investigation into the handling of the park water. New management is from the hood, so don't expect anything good. They brought the hood with them when they came... If you know somebody who lived in this park and got cancer, please let the Ice Cream Man know...

The clubhouse had a lot of space. A variety of seating areas for visiting as well as tables and chairs for lunch. The only disaster was the ants that took over the cake and cupcakes. :( $30 worth of dessert in the garbage.

Do not move here! The place is a total rip off and buying a Handyman special is a scam! There will be all kinds of 'extra' expenses added to your rent and if you pay late they will jump on the chance to take you to court and pretend to evict you again and again. We were lied to from the start!

If there was a review for no stars i would have done that. Ive lived here for a little while and the management sucks and also are very unfriendly. If you have any problems might as well not waste your time contacting them. They are very unhelpful and only care about getting their lot rent. All they have are excuses about everything. They dont enforce rules for crappy neighbors or care about the residents residing in the community. The beach and lake access is very nasty and not a place i would never take anybody let alone fish. If there were more reviews when i moved in i would have never moved here. Childs lake estates puts the definition in trailer park

Based on knowing several people who have lived in this community...there no telling what kind of maintenance help you will get it any. Always changing owners and management so no one ever knows what's going on. And for the amount of money they charge to rent is ridiculous
