The maintenance guy, Matt is awesome! Theres good and bad of living here like anywhere, but his level of service and friendliness is what makes it pleasant to stay here! Thats what you need in a maintenance/engineer. I hope you pay him well because many places need someone like him! :) Ive had experiences here with maintenance people who were less than and I almost moved out after my lease was up. Please commend Matt for a great job!

Too many reasons for the one star and not enough time in a day to list! Moving here was the biggest mistake I ever made ! Pictures below are of 'contractors ' the park hired to do roofing on the home nextdoor. If my home looked like this you better believe I would have a letter on my door within two minutes

Management team is a complete joke. The residents pretty much do what they want some do no maintenance on there homes or there yards. I have a neighbor who's siding was damaged by a hale storm 4 years ago and is still not repaired have made many complaints to Mary the so called manager even went so far as to invite her to my home and walked my yard with her and showed her what i have to look at she totally agreed that it looked bad but nothing has been done to this day. Every year lot rent is raised and less services are offered. Not sure what the maintenance people do besides ride around in there trucks they never stop to pick up trash blowing in the streets or sweep up broken glass in the streets will drive right by it have seen it many times. Would not recommend buying here.

Rent is cheap and compared to any other park I've visited in tbr county, it has the nicest park, pool, and community center. Very beautiful. Neighbors are friendly and there doesmt seem to be much trouble. Pet friendly, so the whole family can stay together.

I saw a trailer for sake by owner and I fell in love with the place. Very friendly, outgoing neighbors, and so much to do! There was a beautiful pool and park area with a really nice playground and an updated clubhouse!

It's your typical trailer park without much to set it aside from any other. It's been opened probably close to 30 years so we're seeing the first phase get its first flip of tenants so it's a mixture of old and new. Phase 2 is still in pretty good condition with most of the homes being newer. Oak ridge does offer some extra wide lots which give you a bigger yard then a traditional trailer park.

Do you like being screwed? Do you like inconsistent billing that doesnt line up with your lease? Do you like an office staff that is slightly less useful than a dried out highlighter? Do you like your home left in a hellish state while the maintenance crew 'fixes' the issues? As a bonus they will leave in the middle of projects and leave blue tape on your walls for a literal year! If you answered yes to the above questions, then move in immediately. They have tons of openings as the rest of us are getting the hell out of here. If you answred no, keep looking, even a refrigerator box behind best buy is better than this.

Recently, Meritus communities took over Oakridge, and now lot rent includes a monthly water/sewer bill. (Approx. an additional $80-130/mo) on top of the standard $430 lot rent. I personally feel the residents are being overcharged on water, even though the park says they are only charging residents based on 'Actual usage' at .792/unit. Residents were not provided a printed out statement of what they owe for their first water bill with lot rent so residents are left to call the office to find out what they owe. Residents should call the Monroe Water Department to verify cost of water and compare to what they are actually being charged by the park. Also .. they have sent employees of the park to homes to inspect heat tape, and the water meter unannounced. Which they should not do this. Any person coming to your home, crawling underneath it needs to knock at your door and let you know what they are actually doing. I personally feel this is wrong, and is very unprofessional. They are not the worst manufactured home community, but there is definitely room for improvement when it comes to communicating things to the residents.As for being charged for dandelions in your yard, I can attest to the fact that they will issue you a bill for $30-$40 if they have to spray your yard for weeds. You have the option of doing it yourself, and advising the park that you did it. Also if you don't mow your grass, they will mow it and send you a bill for $30. Winter time in the park is the worst. You can go shovel your driveway, and sidewalk, and have it salted and cleared, then they send their plowtruck through and they throw all the snow back into the apron of your driveway making it difficult to drive in and out of. For the amount of money that residents pay to live in this park, those plow trucks should be not only plowing our streets, but plowing our sidewalks AND our driveways.The pool was also closed for a bit over the summer due to maintenance issues. The pool is okay. Nothing fancy. Lastly, the graffitti in the mail stations really needs to be cleaned up. There are a lot of explicit drawings and vulgar language written on walls and on mailboxes. It's very unsightly, and disappointing. I can go on, but I won't. The only thing I can say is that the park does in fact hold potential to be a better and safer community if only the park management chooses to do so.

Many of the homes are run down. I remember when this was the best In Monroe. Many yards are cluttered and unkept. The clubhouse was beautiful and a very nice pool.

They will require a 55$ application fee and $500 deposit before they will even run your credit to see if you are eligible to apply. They will state that if you want to back out at any time before closing you will get your $500 back! Don't fall for this scam like we did. These people robbed me and my family of $500 damn dollars that WAS SUPPOSED TO BE A REFUNDABLE DEPOSIT. I didn't close on a home or anything! I heard from people they charge $30 fees for a dandelion growing in your yard . There are way better and cheaper places to live than here. Not to mention you will get screwed out of your money These people have no tack or class much less respect for peoples hard earned money!!

Cute & clean mobile home park. Lot rent is expensive ($450.00) and I am not sure what it's for because they don't do anything. You are responsible for your yard, water, and maintenance of your trailer.

Among many other things, awful park upkeep, an insulting excuse for park security, and unfriendly office staff make for a TERRIBLE living experience. Look elsewhere in Monroe County for a place to live, especially if you have kids. The park will turn a blind eye to questionable (sometimes borderline illegal) activities, then turn around and SLAP you with a fine for having too many dandelions in your yard, or for that yard decoration that someone in the office just doesn't like. Run.....run far far away!Have an envelope of money for them? Sure, come on in! Have a problem you need us to solve? Sorry, so and so is on break, but she will call you tomorrow....only tomorrow never comes.EDIT: My wife and I both left bad reviews stating that there is drug trafficking occurring across the street from our home, and the park's response to our reviews were how they strive to maintain a sense of community and some other PR non senseNot only this, but when we went into the sales office to talk to the park about buying our mobile home back a month and a half ago (still no call back, see original review), we told the sales representative that there was a drug operation going on, and she just said 'okay' and maintained eye contact with us, and didn't write it down or seem even the slightest bit concerned. They know that there is drug dealing going on, sometimes in broad daylight, and choose to look the other way. You fill in the blanks as to why they look the other way from there...It is INCREDIBLY frustrating to come home with my kids and see some junky in an 89 Pinto waiting to buy some crack. All hours of the day this happens, three to five different cars a day. Shame on Oakridge Estates for allowing drug trafficking in their community.

I went for about a month back and forth trying to get in this park I thought it was nice and a good place to raise my kids, we put a holding fee down for them and they continued to show the trailer and I was asked a few times if I still wanted it bc there was someone else interested then at the very end they told us we were denied because they changed there minds and decided not to rent the trailer though I have proof of them telling me many times it was for rent.
