Great place to live. I've only been here for a couple of months and I love it. Its clean, in a nice area, very good school zone for the kids. And my favorite thing about this place is on those clear nights when theres not a cloud in the sky you can see every single star. It's an amazing view. 5 Stars for Malta Garden Apartments!!!

Other than greed, there is NO reason for how high the lot rent has become. I would not be complaining if there was ANY improvements being made to justify the cost. Ive been at Malta Gardens since November 2002, and my rent is close to being double since then. Zero has been done to improve this place. Like neighbors around me, when I am ready to sell, it is going to be very difficult. The main reason for the trouble of selling their homes is the high rent. In this county, I can OWN land for a lot less than you are charging. I have put a lot of time and money in improvements to my place. Unlike outside the park, if I am lucky enough to sell my place, I fear I am going to lose a lot of money. I am highly concerned with this issue because I am a retired disabled combat veteran living on a fixed income with zero assistance.

This review is in regards to how the recent no water situation was handled. Note that I have been offered $200 off lot rent for the inconvenience of going without water for a time period which was actually longer than the letter outlined but I am not in disagreement with that. It took over two weeks without water to be informed there was a work for my residence, and I was the last person to receive water. But what I am still disappointed with is after conrinually requesting my water riser to be placed under the trailer for years once the old riser was inoperable they still placed the new one outside of the trailer. My skirt was badly torn in the repair and my yard left a messFoot deep ruts could have been smoothed over, garbage left behind picked up, my box covering replaced over the riser. Not a professional job people. Wish I could post the pics I have taken

Im giving this place a two star review - only that high because of the on site office. If I based it off the company that owns it, theyd get zero stars. The office staff is friendly and as helpful as they can be given what abilities the main office allows. The company themselves continue to raise lot rent, lie to the press when called out on issues and ONLY fix things when forced. The park and apartments mostly went without water for 11 full days In January. Even beyond that, we were under a boil water advisory until the 21st of January. Weve been told that the company would be reimbursing us for not having water - which they have yet to do (but if youre late to do anything for them expect penalties beyond belief). Malta Point / Malta Gardens wouldnt be a bad place to live but, anywhere else in the country, Solomon would be called slumlords at best. (Future reference - you may want to follow through on promises made to residents before you ask for a review of your property)

I live in the Park. The recent water problems were difficult and I feel the park was responsive and out in front of it. We were told however that a lot rent reduction would be forthcoming and we have yet to hear what that proposed reduction will be.

Love the area. Malte is about a 20 minute drive from Albany and Saratoga and the area is adorable. I moved to Malte gardens apartments a few weeks ago with my fiance and its been great. Theres a little pond, tennis court, basketball court, and its a great little area to walk around. No loud neighbors, laundry facility 2 steps from my door... Pretty much everything you want in a home you've got here.

We have been here 7 months and i must say the staff in the office are wonderful but the owners i dont care for...after they said they would compensate everyone for the 3 weeks of water problems.they decide to take off $40.00 from rent ..REALLY...i dont consider that taking care of your tenants. It is very expensive here for there to be any kind of problems that are not addressed or compensated appropriately. I feel letters should be sent to everyone in apts..about consideration for neighbors .i have a couple above me that bump around all night long its annoying and disturbing.

I don't understand receiving this request. I live in the mobile home community and not the apartments. We have lived here for 17 years. Initially very proud to place our home in this park. At that time DCG Development managed the property. We had minor issues especially with water which appeared to be promptly addressed. As the years passed it became apparent the quality of life here changed. Young people roaming the streets at all hours congregating in the streets with questionable behavior. When management is made aware we have been advised to contact law inforcement. At these times we have complied. We have had our home spray painted and cars damaged after reporting our concerns. It leaves one at a loss on what to do. I realize that management can not be responsible for individual families and their children's behavior. It has become an unsafe environment at times. The current system for disposing of recycled material is really inadequate for park members. I realize this is because individuals abused the old system. Don't have answers because you can't control integrity and human behavior. Sort of at a loss it's sad to see the deterioration of Malta Gardens MHP. A lot of good people who are responsible tenets trying to make the best of a deteriorating situation. Please make this a safe place to live. It was at one time. Just want safe reliable water. And safe environment. Make this place were more management would be proud to live. I personally feel your maintenance crew have been working against unrealistic odds with inadequate equipment putting bandaids on many serious problems. Please empower your people to make this park as valuable as Twin Lakes and your other properties. Respectfully submitted.

I am currently living there as of 2016 there nice apartments alot of decent people but the company that owns the apartments nickel and dime you to death everything is extra and there very expensive for what u get u have to share everything with the trailer park and there maintenance hours are from 7-3 mon-fri which is very inconvenient to most of us that work day shifts.
