Renters beware!! Have lived here almost 9 months and am still waiting on our windows to be sealed, a new sliding glass door to be installed because ours is jammed shut and leaks whenever it rains and our bedroom wall to be repaired since it leaks all down our wall when it rains because exterior siding is missing. And our drywall is now crumbling. Neighbor next to us has caused us nothing but hell as of late. Our other neighbors have been friendly and courteous. Wa told by landllrd that we can't have a fire pit when in our lease it clearly says it's allowed. Neighbor try arguing with us at 12 in the morning when i and my fiancee get off work. Stay clear of this place as it is not an ideal place to live at the current moment. Many rentals are falling apart (my family's included), main water line repairs on an almost monthly basis. This place is a joke. Try renting at Shroyers or Delaware Mobile Home Park. The only good things i have to say about living here is that it is in a nice country area that is usually quiet. Will be moving out as soon as i get the chance. Rent at you own risk. Update so I guess Melody Wells got fired so maybe things will get a little better.

Crystal Lake is improving under the management of Melody. I have seen her make improvements to safety by making sure the streets are cleared AND salted when needed, the bus stop is not over crowded with vehicles when kids are getting on and off the bus and improving the requirements to move into the neighborhood.Melody is working hard to make improvements to the grounds and facilities too. She practically rebuilt the bus shelter for the kids to wait for the bus, the pond area has been cleaned up, and there are plans for the play area for the kids to be replaced once spring arrives and the weather allows the work to happen. She seems to be fair with everyone and does her best to help every resident in the community as much as she can.It will be so nice to have a place in the community for the children to be able to play again. I'm sure the streets will be repaired as soon as the weather allows the work to be done properly. Melody has my complete confidence and support.

I have lived at Crystal Lake for 30 years. I have seen many changes and several managers good and bad. I have enjoyed living here. The current manager Melody has done a great job cleaning up and making Crystal Lake a great place to live, it does take time to fix everything. The electric doesn't go out all the time and the water lines aren't always broke. Some of the water lines are very old and do start leaking and are replace. Melody is a good person trying her best to get Crystal Lake back to a very good place to live. She also doesn't steal or lie as some people have stated. The most recent review that was given about the park and Melody was way wrong. She is a very nice and caring person and wants Crystal Lake to be a thriving and great place to live, I would recommend living here.

We are in the process of buying a trailer in the park. Its been a process with the new corporate taking over, but Melody has been great with keeping us up to date with everything going on. We are in contact almost everyday with updates from the park and from corporate. We are excited to see what the new corporate and Melody has in store for the park.

This place is a disaster. The water lines are always breaking. The power goes out often. The last three property managers have been shady. The first was violent and abusive. The second got fired for stealing money. The newest manager melody already made an act of libel towards me and attempted to get me fired from my job. Then she made me take my daughters trampoline down. Then she made up all of these lies about coming up with new programs for the community and hasnt done anything but finally cut trees down that were a liability to the company. We are still waiting on new roads, promised community events and a childrens playground. Doubt anything will happen. Then she recently sent out a narcissistic letter to the whole community pretending to be someone else praising all of her hard work and efforts in an extremely long letter. It was very obvious she wrote it about herself. She doesnt like me because she made friends with the guy my wife had an affair with last year and has made attempts to mess with me likely to get me out of the community. Her latest stunt is to send me a very unprofessional and extremely vague letter saying I have unpaid bills from corporate from 2014. Reading through it I cant even figure out what she is trying to charge me. Thats how dumb the paper is arranged. Regardless its a lie and shes going to end up getting fired for trying to steal from me. If anyone hasnt figured it out yet she put her personal cell phone as the corporate office There is no corporate company. She is a LIAR. Dont trust her. She will be replaced like the last two. The owners of Crystal Lakes really need to learn how to find someone whos not a criminal to run this park. We should really have someone voted in. I might consider it at this point cause I could do a million times better than all of these girls on a bad day. At least I wouldnt harass and steal from my tenants. Hey that would be a nice movement towards progress!!! Please for the love of god if the owners read this just know your newest manager Melody is no better than the last two and you need to keep looking.

It a great place that is badly in need of a good manager or good management. Quiet are serene. The atmosphere is great. Neighborliness is great. The street are so yesterday. Much in need of restoring. The drains need work. Otherswise a great place to live in.

I've lived there before a few years back Mary and after are terrible from cussing out kids to banning trick or treat. Melody is a God send for that park. Rent is cheap gas electric and water are cheap she's quick with the fix ups and everything. A must rent. She's also tryna kick out all the bad people that live there.

My granddaughter & her family have lived here for a couple of years. On the whole, it seems to be okay. The speed bumps have been WAY too high but I hear that most (possibly all) have been removed. Unless new handymen have been hired, they are lax about responding to emergency calls. Things like no water take too long to repair & the resident is not notified of why or what to expect. Ask many questions, especially of current residents, to get a clear picture before committing to move there.

I have a friend that lives there. Speed bumps are really high, I understand why, lots of kids. But plan on bottoming out, everytime you drive over them. I've seen lots of pet's. Parking in front of your unit.

I finally was able to get out of this hell hole, the manager, Mary made life a living hell, always cursing and screaming for no reason, never even attempts to be polite. I couldnt have mail sent there because she had tampered with mail before and never even gave me access to my own mail box, i was supposed to be given my title to my mobile home 6 years ago and shes never signed it over to me. They charge 390 a month for one of the crappiest parks ive ever been in... they are insane charging that much for lot rent when the whole place is a disaster. She also charges me close to 300 a year for property tax, though i never had a title. My home was broken into and there was always robberies out there.

I lived there with my parents, I knew a lot of people that lived there and I've heard a lot about bed bugs being a problem. The manager Mary is very rude and disrespectful, although pretty lenient if you can't get rent on time, when I was a minor I was yelled at for standing in my driveway at 8pm instead of in the grass. When we moved in there were multiple holes in the floor under the carpet, and the ceiling was cracked.

Lady in the office is always yelling and screaming profanity at people. Always very unprofessional and even starting arguments with tenants in open and doesnt Care if anyone is out side and listening. Very very disrespectful and rude.

Where do I even start the management is terrible. Her name is Mary and this place was actually an OK place to live until she started running things. She makes a new rule list every month changing her previous rule list. Not to mention but the rules only pertain to people who are not her favorites. Yes this woman plays favorites and she favors her drinking buddies who she allows to move in with countless numbers of felonies and sexual assault charges. Oh not to mention her son who was released from prison works in the park and several trailers have been broken into. Mary will drive around in her truck yelling at people for little things including the children whom she makes cry. She will park your truck down at the bus stop in the mornings and yell at the kids getting on the school bus the parents are not around and here is this large woman yelling at the small kids. Before she became manager things ran fine and there were not empty condom wrappers laying everywhere and trashy people moving in left and right. When she took over she put the trash in the trailer park. Oh and you can take a look at the pond from a distance but there are harsh dies in it that stain the rock surrounding it a terrible bluish color and you're not even allowed to fish in it before when it was under another management you were allowed to fish in it and there was no problem there also use to be a park for the kids to play at well when all the new people started to move in the new kids started to tear the park down and Mary instead of paying any money or any mind to the park to fix it or try and catch the people who were causing the problems she tore the rest of it down and now all that is left is an overgrown field infested with ticks and cats. Do not even get me started on how many cats are in this park. One time she posted a rule list that said absolutely no kids under the age of 18 were aloud outside unless accompanied by an adult. F.y.i that's what kids do they go outside to play. I do not recommend this place because the management has completely destroyed it and they let anyone into this place now a days there are those little dots for sex offenders are all over this park. A few years ago before the new management I would have definitely recommend this place.

I think its sad that so many reviews have been posted on here about Mary Reese and she still has not even been fired. Everything negative everyone is saying about her is absolutely true. She wants nothing more than to ruin as many peoples day as she can in one day. Mary does an absolute terrible job at addressing any issues the tennants have. Good luck getting ahold of her if you ever call her because your chances of getting a phone call back are slim to none nomatter how many times you call and nomatter the importance. Also good luck finding her in the office if you cannot reach her by phone. I have not been able to get in touch with her for months now. She is not available during office hours. She sets her own times. When you ever do hear from her its because she wants to ask you for dirt on your neighbor or to yell at you for anything and everything. If evil had a name it would be Mary Reese. DO NOT LIVE HERE!!! You have been warned

If you are thinking of moving into this place, RUN! After 3 years of living in the park, i can say its horrible. Management is run by a lady named Mary, with her maintenance man, her son who is a convinced felony. Neither do anything, Mary will drive her truck around and yell at you if your grass is just a little too high. for her liking regardless of what weather has been (I got this once after a week a rain while i was outside with my dog, which she also yelled from her truck about my dog being tied up outside while i was out with him working in my tiny yard). If you have kids, i suggest you run from here as well. She will yell at them too for just for standing at the bus stop. Oh, and if you drive over 10mps (park rules state 15 mps), or if she even thinks you ran a stop sign (which everyone does), she will chase you down to yell at your from her truck. AND HER RULES! One year i got a letter on my door with my water bill (yes, just taped to my door for anyone to take) and new rules was you wasnt allow to have anyone on your padio but outdoor yard furniture, an approved shed (didnt know there wasnt an 'approved' version of a shed), or outdoor related. Meaning, my trash cans, which i kept tucked on the side of my trailer behind my stairs, were a violation. She tried to fine me for a number of so called violations until I asked when the police was going to come and hand out eviction notices to the sexually predators in the park. She no longer bothered me after that. She calls the owner of the trailer i lived in (my room mates mother) to complain about us. One winter, we didnt even get our water bill for 3 months then was informed that we were late on our rent and water bill by $50. I paid what my bill was ever month ($10) and some how im behind by $50. When asked about where my water statements were, she said due to the cold and snow she put them in the mail boxes. The park owns the mail boxes (not USPS) but that's still my mail and a FEDERAL crime to tamper with mail. We needed up finding out that we hadnt received out insurance bill for the trailer until it was late because she was tampering with my mail box. She was reported. Her son you can find drinking at any number of homes. This guy had a short hair cut and prison tats....oh and did i mention he is a criminal and a rule is you cant have a felon charge (hmmmmm....management is breaking rules). only time i ever saw him doing anything was when the trailer next to me was robbed and the family moved out, i think he maybe did some work. That trailer is still empty as of today, alone with at least another half dozen along that strip. The strip i lived on had three speed bumps, one which if you dont drive 5mps, and you have a low sitting car, you will bottom out (my truck will), not to mention the pot holes they fill a few times a year with dirt and/or sand (like that is going to stay or work). Kids and teens run the streets without a care in the world. Yes kids should be out having fun, but when your child throws stuff at cars and jumps out in front of cars, from behind other cars parked, when they are coming down the street. Right behind us, we had a little tree line where teen use to hang out. behind that is open field where people hunt, we hear guns shots all year long. Well, we cleared our portion of the line and found beer bottles, condoms, and just trash everywhere. We filled in the area the kids had cleared out and told kids (teens and even young adults) not to hang out back there. It finally took called police out to stop the trouble when management didn't do anything about it. We was told that wasn't park property and that she should have cleared what we did to start with. Sorry, i dont want thorns growing into my yard.Overall, do not even think of moving here. May look nice, but you will soon find its filled of criminals, hookers and drug addicts.
