Dont move here. Rent for a lot went up 350 dollars in a year. 800 dollars. The lady annette that runs it is a criminal. She gets on facebook and harrases everyone. Two or 3 times a week the whole park smells like sewage even in your house.everytime it freezes they shut the water off and then your pipes freeze. Then annette blames the tenants. Their is a crackhead maintenance guy that walks through everyones yards every week and snoops around. Ive had amazon packages stolen. They charge you for literally everything. If u dont mow even if your grass is low they charge you. Yout blinds have a tiny 4 inch piece missing they charge u like 50 a month. They force you to staim your deck and all this crap or they charge you. Threatened us with an in and outside of home inspection amd thrratened to evict if houses were dirty. Everyone even home owners were told this. Annette is a liar and manipulates everyone.this is a criminal operation. Do not move here i 100 percent promise it is a mistake. 800 a month to be constantly harrased and lied to. Plus they told us water was included in lot rent now they raise it to 800 from 450 and say we soon will have to pay for water seperate.

1.First off, rick is correct. they did raise the rent from 300 to 800.00 because the 300 was what the previous owner charged and they just had a recent change of ownership to increase rent to 800 so that residents can get a new pool, a cabana to grill at, a study hall, a new playground. each item is still working on being built as each new house has to come into their lots first. i can't wait for the pool!! :). 2. In regards to the snow/cold/pipes bursting each resident is responsible for making sure they let their own pipes leak water to keep from freezing just like you would for an apartment. I've been in a trailer home in rockwall before and our pipes never froze as long as we did that. each resident is also responsible to ask for help and Annette does try to help leaks. and each resident can ask for help and do it themselves on putting insulation around their pipes and outside faucets to try and keep from freezing as well. 3. Annette and her team went above and beyond to try and get us water in that winter storm including Annette and her team going out of town while roads are icey until 2 in morning at their own risk and safety when the pump blew of the water well. yes we will soon be charged water as water is being converted to city water to avoid thse well water pump issues. it was free without the pump. 3. in regards to blinds, use white wooden blinds. they don't break easily and i had them at an apartment. it works especially with kids that constantly break blinds and you won't get charged fees. but this was under the old owners. i don't know but i hope the new owners dont charge this on the new leases. as far as mowing buy a weed eater and get some excercise. or a push mower. it will save the money for any fees. 5. in regards to sewer. stop putting toilet paper in the sewer and backing up the pipes. put sewer cleaner that is approvanle to prevent back ups and break down. I've seen maintenance go deep in shit just to try and resolve the smell and resolve the sewer problem. 5. the deck is a part of maintenance. i know i need a repaint myself soon and will need to figure out the color etc i need to do. 6. it is worth living here and trying to live out 7. every manager regardless of apartment or house in these kind of communities will work with you if you work with them on resolving the problems. and plus you get to know them too and youll find they just gotta be tough cause they can't let people walk all over them due to mamy responsibilites did you go out and help her get the pump part in the middle of the snow storm emergency? i saw a few residents help them too and they too were amazing and cared. so anyway it's worth living here if you can afford it. but it's up to you to maintain and put forth your part of your lot and your home you live in just like you would any home or house of your own with a mortgage on land. and i am greatful to live here. now coserve could use some improvement as they don't work at all like txu and i had better electric with txu even with txu budget billing. but it's still worth trying.
